Transforming neighbourhood

Héðinsreitur is an old industrial area in the west town of Reykjavik, situated between an older established housing neighbourhood and a transforming industrial harbour. We won the competition to design 102 apartments and associated commercial units in this dynamic part of central Reykjavik.

Efficient and elaborate

The proposal seeks to create an attractive project in which efficiency, quality and elaborate architecture go hand in hand. Emphasis is placed on compact, well organised, flexible and bright apartments, and that commercial and service units are flexible for a wide range of activities.

Maximising living quality

By creating four separate volumes, we significantly improved the light conditions and views for each block, and thereby the overall quality of the apartments. The four volumes are organised around a central public courtyard that serves as access to the apartments, as well as an area to stay and play. We also propose common outdoors rooftop areas for residents of each house.

Flexibility for life

Emphasis has been placed on maximising usable square meters and minimising hallways. Efforts have been made to turn living rooms and living spaces towards light and views as much as possible. The apartments are designed flexible to appeal to a larger audience, and adapt to the inhabitants according to life situations.
